London Ontario Roof Tips: Seasonal Roof Care’s Long-Term Roofing Benefits

Roof care isn't exactly rocket science. London Ontario homeowners just need to observe their roof's performance as the season changes. Veteran London Ontario roofing contractors refer to this as seasonal roof care. If you have the right equipment, you can definitely perform seasonal roof care by yourself.

If you'd like to get started on it right away, you'll need to perform an inspection. You won't need many tools in doing this. While veteran contractors conduct their own tests, inspections already yield a significant amount of roofing information. Seasonal Roof Care: Spring Time Inspection

During the spring, conduct a bi-annual roof inspection. Ensure you are comfortable with heights before conducting a roof inspection. Otherwise, call a professional roofing contractor to schedule an inspection.

Inspecting sloped roofs:

  • check for dark stains that may signify algae and fungus growth
  • clean clogged gutters
  • remove debris
  • repair any damage to flashing

Inspecting flat roofs:

  • check for cracks in roofing felt
  • check for any spongy spots that may signify a water leak
  • check condition of supports of air conditioners and other mechanical equipment secured to roof
  • repair any flashing damage

Strong winds can cause damage to a roof without us even realizing it. Because of this, it is important to look over the entire surface of our home and/or building's roof when the area has experienced winds of more than 40mph.

When the windy weather threatens to blow us all away, wait for the breeze to pass and step onto your roof to begin inspecting it for damages. Look over the perimeters and where there is a change in elevation for any membrane uplift, displacement of ballasts, fascias and sheet metal flashing's.

If you are working with a metal roof and/or siding system, inspect the surface for fastener and/or panel uplift and distortion.

Warehouse buildings that have overhead doors, should make a point to close these doors when winds increase. When opened, overhead doors can actually increase wind uplift on the roof.

Simple Instructions to Remove and Replace Asphalt Shingles on Your Roof.

Asphalt shingle roofs, when properly installed, typically require very little maintenance — one of the main benefits of a shingle roof. However, there may be the odd occasion where a little fix is needed, and, fortunately, asphalt shingles can easily be removed and replaced in just seven steps. Even though the process is straightforward, IKO recommends that only properly trained professional roofing contractors engage in the shingling or repairing of roofs.

Step One – Break the seal on the target shingle.

In the photo below, the “target” shingle (perhaps it needs replacement due to damage from a falling object or roof pests) is located. (In these photos we’ve marked it with black spots.)

The first step obviously requires the removal of the nails holding that shingle to the roof deck. To access the nails, the shingle will need to be lifted, but it is likely bonded to the shingle below by the shingles’ asphalt sealant spots. Although this sealant bond is quite strong (strong enough for the shingles to resist wind uplift), it can be broken by sliding a flat pry bar carefully under the target shingle’s edge.

This sealant separation is best done in cool weather, as the sealant bond will be more easily sheared by the pry bar when cool — in hotter weather, the sealant will be more gooey and tenacious, and harder to separate cleanly.

A word of caution: In cooler weather, the shingles will be stiffer than in warmer weather. Exercise care to avoid distorting the shingles more than necessary.
